I operate a grocery store which I have a lease until April 2014. My landlord is trying to sell the building to a nearby hospital and says they may buy me out of my lease. For moving costs, lost revenue and etc. how much should I negotiate for?

Since it is already April, the value of one month's rent may not allow for getting a lot of the opportunity costs (like lost profits, and moving, etc.) that you mentioned. Or, did you mean that you have a lease that goes to April of a future year?
