Can a landlord evict a tenant who is current on rent, has caused no problems but did, before lease renewal request that 3 cracked windows be repaired?



Answer

The facts you described, seem to give no good cause for a landlord to terminate a rental agreement (lease) before its natural end date. But, a landlord may refuse to renew a lease, for almost any reason. They cannot do so based upon race religion, gender, etc. But, if they view the tenant as pain in the neck, there is nothing preventing them from refusing to renew the lease. They can do this as long as they meet the criteria of the previous lease as to notice of nonrenewal or automatic renewal clauses.
